Debt Placement
Construction financing, permanent debt, bridge loans, and mezzanine structures across all property types and risk profiles.
Sponsors who need certainty of execution
Developers, owners and investors who need construction, bridge, land, permanent or mezzanine financing across the Sun Belt states, with an emphasis on South Florida — and who want a competitive process rather than a single lender's answer.
Debt placement is the core of the firm. We size the loan against the business plan, bring it to the banks, debt funds, life companies and private lenders that are actively lending on that profile, and manage the execution from term sheet through closing.
Construction financing
Senior construction loans for condominium, multifamily, mixed-use, hospitality and resort development, including complex multi-lender stacks.
Bridge and transitional
Acquisition, lease-up and repositioning loans where the asset is not yet ready for permanent debt.
Land and pre-development
Land loans and pre-development refinancings that hold entitled sites through design and permitting.
Refinance and permanent
Retiring maturing debt, pulling equity out, or terming out stabilized assets with banks and life companies.
How WD Capital works on this
A principal-led process from sizing through closing. One team, start to finish.
Size and structure
Loan sizing under LTC, LTV, debt yield and coverage constraints, with the binding constraint identified before lenders are approached.
Package
A lender-ready financing memorandum, budget, proforma and sponsor materials prepared to institutional standard.
Market
A managed process across the lenders active in that product and market, generating comparable term sheets on a defined timeline.
Execute
Term sheet negotiation, lender due diligence, third-party reports, loan documents and closing coordination.
Debt instruments, defined
Plain-English definitions of the instruments we place. Terms vary by lender and market.
| Senior construction loan | First-mortgage loan that funds vertical construction in draws as work is completed; sized against cost, completed value and projected income; repaid at sale, sellout or refinance. |
|---|---|
| Bridge loan | Short-term first mortgage, typically one to three years, on an asset that is not yet stabilized — acquisition, lease-up or repositioning — refinanced into permanent debt or repaid at sale. |
| Land / pre-development loan | Financing that carries an entitled site through design, permitting and pre-sales until the construction loan closes. |
| Permanent loan | Longer-term fixed- or floating-rate mortgage on a stabilized, income-producing asset, from banks, life companies, agencies or CMBS. |
| Refinance | Replacing an existing loan to retire maturing debt, lower cost, extend term or return equity to the owner. |
| Stretch senior | A single senior loan sized above conventional bank leverage, usually from a debt fund, in place of a senior-plus-mezzanine structure. |
| C-PACE | Long-term, fixed-rate financing for eligible energy, water and resiliency components of a project, repaid through a property-tax assessment and sitting alongside the senior loan. |
| Mezzanine loan | Subordinate loan secured by a pledge of the ownership interests, behind the senior mortgage and ahead of equity; governed by an intercreditor agreement with the senior lender. |

Frequently asked
What does a debt placement advisor do?
A debt placement advisor sizes and structures the loan a project can support, prepares the financing package to the standard lenders expect, brings the opportunity to the banks, debt funds, life companies and private lenders that are actively lending on that profile, and negotiates term sheets through closing. The borrower gets a competitive process rather than a single lender's answer.
How is a construction loan sized?
Lenders test the loan against several limits at once: loan-to-cost, loan-to-value on completed value, debt yield or debt-service coverage on stabilized income, and often a pre-sale or pre-lease requirement. The tightest of those constraints sets the proceeds. Identifying that binding constraint before approaching lenders is the first step in every WD Capital Group mandate.
What is the difference between a bridge loan and a construction loan?
A construction loan funds the building of a project in draws as work is completed. A bridge loan is shorter-term financing on an existing asset that is not yet ready for permanent debt, for example during acquisition, lease-up or repositioning. Both are typically floating-rate and are refinanced or repaid at stabilization or sale.
Which lenders are active on South Florida construction and bridge loans?
The active pool shifts with the rate cycle and lender appetite. It includes regional and national banks, private debt funds, life insurance companies, mortgage REITs and family offices. Part of the firm's role is knowing which of these are open for a given asset type, size and market at the moment the loan is being placed.
Can WD Capital Group arrange financing for land or a pre-development site?
Yes. Land and pre-development loans that carry an entitled site through design and permitting, and refinancings of existing land debt, are a regular part of the firm's debt placement work.
